Dahlias vs Camellias vs Magnolias is the question every serious ultra-luxury buyer in Gurugram ends up asking. Three addresses, one corridor, wildly different price points — and almost no honest comparison content online.

So here it is, on the numbers.

Dahlias vs Camellias vs Magnolias: The Quick Answer

Buy The Camellias if you want to move in within months, avoid GST, and buy into a proven resale market with visible transaction history.

Buy The Magnolias if you want the Golf Course Road address and genuine scale without a ₹65 crore-plus entry, and you care about resale liquidity.

Buy The Dahlias if you want the largest floor plates in NCR, first-owner status, and the newest specification — and you are comfortable with an under-construction timeline and no resale benchmark yet.

Now, the detail.

The Camellias — The Benchmark

Completed around 2021, fully handed over, and the reason the rest of this corridor prices the way it does.

What matters here is that price discovery is purely secondary now. There is no developer inventory left, so every transaction is a negotiation between two private parties. That means real price discovery — and it also means the number you pay depends heavily on the specific seller’s urgency.

The appreciation record is the headline. Launch pricing was around ₹22,500 per sq ft. Current resale runs ₹85,000 to ₹1,00,000+ per sq ft. For instance, a UK-based businessman registered an 11,416 sq ft apartment here at ₹100 crore; a 16,000 sq ft penthouse changed hands for ₹190 crore in December 2024.

Rental proof is unusually strong, too — homes here let for roughly ₹10-16 lakh per month, among the highest in India. For a buyer thinking about holding rather than flipping, that matters.

The catch: the smallest unit is a roughly 7,400 sq ft 4 BHK. There is no small format. And golf-facing units carry a clear premium over non-facing ones, so two “Camellias 4 BHK” quotes can be crores apart for legitimate reasons.

The Magnolias — The Practical One

Completed around 2012 and, in our experience, the most under-discussed of the three.

Units run roughly 5,825 to 10,400 sq ft with resale broadly in the ₹35-70 crore band. It is a larger, more established, more family-oriented community than Camellias — less hushed, more lived-in.

The argument for Magnolias is liquidity. A wider buyer pool exists at ₹40 crore than at ₹90 crore, which means when you want to exit, you can. Camellias may appreciate harder; Magnolias sells faster. Which one you want depends on whether this is a home or a position.

We have placed two families here in the last eighteen months, and both came in looking at Camellias. Both ended up here for the same reason: the extra ₹25-30 crore was not buying them anything their family would actually use.

Verify the exact RERA registration number and current possession timeline on the HARERA Gurugram portal before relying on these figures — developer disclosures update periodically.

This is a different product from the other two, not just a more expensive one. Standard units start around 9,800 sq ft — larger than the largest unit in many luxury projects. Fifteen penthouses and duplexes run 16,000-19,000 sq ft. The clubhouse is around 3.5 lakh sq ft, roughly double the Camellias clubhouse.

Sales performance has been unusual: 221 units sold by the September 2025 quarter at an average of about ₹72 crore per apartment — figures from DLF’s investor presentation, as reported by Outlook Business. By the March 2026 quarter, DLF said about 60% of the 420 homes were sold, and management has put NRI buyers at roughly 25% of its Gurgaon buyer mix. In August 2026 a 17,200 sq ft penthouse registered at ₹271 crore — around ₹1.58 lakh per sq ft on super area, close to ₹2.6 lakh on carpet. For a fuller list of these transactions, see our tracker of India’s ₹100 crore-plus home deals.

The honest risks: it is under construction, so possession timing carries the usual risk. GST applies, unlike on a ready resale unit — on a ₹100 crore purchase that is a meaningful difference; our full stamp duty and registry cost breakdown walks through the exact numbers. And there is no resale benchmark yet for The Dahlias, which means nobody can tell you what your exit looks like. Anyone who claims otherwise is guessing.

Price Trajectory: What History Tells You

The corridor’s record, from public transaction data:

Project 2020 / Launch Now (2026)
The Aralias ~₹10 crore (2020) ~₹35 crore
The Magnolias ~₹13 crore ~₹45 crore
The Camellias ₹22,500 per sq ft (launch) ₹85,000-₹1,00,000+ per sq ft

Rentals have moved with them too — Aralias from roughly ₹2.6 lakh to ₹6 lakh a month, Magnolias from ₹3.7 lakh to ₹9 lakh.

That said, we are not going to tell you The Dahlias will repeat that curve. Past performance in this corridor has been strong, but no one can promise forward appreciation, and anyone who does is selling you something. What the record does establish is that delivered DLF Phase 5 inventory has held and grown value across multiple cycles — which is a reason to take the corridor seriously, not a forecast.

Costs Beyond the Sticker Price

Same for all three, and routinely under-budgeted:

Cost item Rate Example (₹65 Cr unit)
Stamp duty 7% male, 5% female, 6% joint (urban Haryana) ₹3.25-4.55 crore
GST 5% — under-construction only Applies to Dahlias, not Camellias/Magnolias resale
Interiors ₹8,000-15,000 per sq ft ₹8-15 crore on a 9,800 sq ft Dahlias unit
Club, IFMS, parking, PLC Quoted separately Always ask for the all-in number

Dahlias vs Camellias vs Magnolias: Which One Should You Actually Buy

Ask yourself three questions, in this order.

First, when do you want to move in? Within a year — Camellias or Magnolias. You are buying a finished home with an OC, no GST and no construction risk.

Second, what is your real space requirement? If your family genuinely uses 6,000-8,000 sq ft, Magnolias gives you that at a fraction of the Dahlias ticket. If you want 10,000+ sq ft with private lift lobbies and the current-generation specification, The Dahlias is the only place in NCR offering it at scale.

Third, is this a home or a position? For a home, buy the view and the floor and stop optimising. For a position, weigh Magnolias’ liquidity against Camellias’ appreciation record — and treat The Dahlias as the higher-variance option it is, because there is no resale data to lean on yet.

Frequently Asked Questions

What is the main difference between The Dahlias and The Camellias?

The Camellias is a delivered, fully occupied project from around 2021 where every transaction now happens in the resale market at ₹85,000-₹1,00,000+ per sq ft. The Dahlias is an under-construction 2024 launch with developer inventory still available, larger base units starting around 9,800 sq ft, and a clubhouse roughly twice the size. Camellias gives you certainty today; The Dahlias gives you first-owner access to newer inventory. For the launch-stage view of the two projects, see our earlier DLF Camellias vs. DLF The Dahlias showdown.

Which is cheaper — The Dahlias or The Camellias?

On entry ticket, The Camellias is materially cheaper. Camellias 4 BHK resale starts around ₹65 crore for roughly 7,400 sq ft, while Dahlias entry apartments are quoted above ₹100 crore. Per square foot the gap narrows, because Dahlias units are substantially larger. A ready Camellias resale unit also avoids GST, which an under-construction purchase does not.

Is The Magnolias still worth considering in 2026?

For buyers who want the Golf Course Road address without the Camellias or Dahlias ticket size, yes. Magnolias units run roughly 5,825 to 10,400 sq ft with resale broadly in the ₹35-70 crore band, and it has a wider buyer pool, which means faster resale liquidity. It is the most practical of the three for a family that wants scale and an established community rather than the newest specification.

Which of the three has the best resale liquidity?

The Magnolias, because its ticket size opens the property to a wider buyer pool. The Camellias has a very active secondary market and strong appreciation but a narrower set of possible buyers. The Dahlias has no meaningful resale history yet — it launched in October 2024 and is under construction, so exit pricing there is still unproven.

Do all three overlook the DLF golf course?

All three sit in the DLF Phase 5 belt along Golf Course Road with golf-facing inventory, but not every unit in every tower has the view. Golf-facing orientation commands a clear and consistent resale premium over identical non-facing units in the same building, so the view is a unit-level question, not a project-level one.
