TL;DR: DLF The Dahlias launched in October 2024 at roughly ₹66–70 crore per residence. By August 2026, a single penthouse sold for ₹271 crore at about ₹1.58 lakh per sq.ft — India’s costliest recorded single-unit residential deal. This page tracks every publicly reported transaction, with sources.
Why This Page Exists
Nobody publishes DLF The Dahlias’ full pricing history in one place. You get a number from a quarterly earnings call, another from a news story six months later, and by the time the next big deal happens, most people have forgotten what the last one sold for. This DLF The Dahlias price timeline just puts it all together — every transaction we could find reported publicly, with where each number came from.
These figures come from DLF’s investor presentations and reporting by national business media. However, where sources differ, we’ve noted both figures.
The Project
DLF The Dahlias sits on 17 acres in DLF Phase 5, Sector 54, right on Golf Course Road, Gurugram. In fact, it’s a big project — 8 towers, around 420 apartments and penthouses between them. DLF launched it back in October 2024, and the company is banking on it to bring in upwards of ₹40,000 crore in revenue.

What the Numbers Show
The entry price roughly doubled in under two years. Residences that launched around ₹66–70 crore now start near ₹100 crore, with current reported apartment pricing running from ₹100 crore to ₹170 crore.
In fact, per sq.ft rates tell the clearer story. Launch-era pricing sat around ₹73,000–80,000 per sq.ft. Current apartment rates run roughly ₹1.10–1.25 lakh per sq.ft. The August 2026 penthouse went at about ₹1.58 lakh per sq.ft on super area — a different tier again, reflecting how penthouse scarcity prices separately from simplex inventory.
Scarcity drove the acceleration. DLF sold 173 units in the first reporting quarter alone, reached 221 by the September 2025 quarter, and passed 60% of total inventory by mid-2026. So, with around 420 homes total and only 16 duplexes in the entire project, remaining supply in the preferred configurations is thin.
Meanwhile, average deal size climbed steadily — from roughly ₹70 crore per residence in early reporting to ₹72 crore by late 2025, with individual transactions now regularly clearing ₹100 crore.
Where This Sits in the Indian Market
The ₹271 crore penthouse sale, first reported by Business Standard, holds the highest price anyone has paid for a single residential unit in India. For comparison, four apartments at DLF The Camellias — the neighbouring project that preceded The Dahlias — sold for a combined ₹270 crore in September 2025. So a single Dahlias penthouse has now matched that figure on its own.
Overall, Gurugram and Mumbai have both seen a run of large-ticket residential deals since 2020, as demand for ultra-luxury housing rose across India’s major cities.
